Move-In & Move-Out Checklist
Everything you need for a smooth transition into or out of your home.
Before Move-In Day
Complete these items before you gain access to the home via lockbox code.
Set Up Utilities
Transfer electric, gas, water, and internet into your name. Do this at least 3-5 days before move-in.
Obtain Renter's Insurance
Renter's insurance is required. Provide proof of coverage before move-in.
Pay Move-In Funds
Ensure all move-in funds (first month's rent, security deposit) are paid and cleared.
Sign Your Lease
Complete and sign all lease documents.
Move-In Day
Access to home and property inspection.
Access Your Home
You'll receive your lockbox code or door code at 8am on your lease start date. House keys, garage remotes, mailbox keys, and other access items will be left on the kitchen counter for you.
Complete Move-In Inspection
Your property manager has already completed a move-in inspection. Please review the inspection report provided to you and sign off on the condition. Report any discrepancies within 3 business days.
Test Everything
Check all appliances, outlets, HVAC, smoke detectors, locks, and water fixtures.
Submit Inspection Form
Return your signed inspection form within 72 hours of move-in.
First Week
Get settled and set up your resident portal.
Set Up Portal Access
Log in to your resident portal to pay rent, submit maintenance requests, and access documents.
Set Up Auto-Pay
Enable automatic rent payments so you never miss a due date.
Report Any Issues
Noticed something after move-in? Submit a maintenance request right away.
Update Your Address
Update your address with the post office, DMV, banks, and employer.
Give Proper Notice
Review your lease for notice requirements—typically 60 days.
Important: Written Notice Required
You must provide written notice of your intent to vacate. Check your lease for the exact notice period required. Failure to give proper notice may result in charges.
Submit notice through your resident portal or email us directly.
Before Move-Out Day
Prepare the property for inspection.
Move-Out Inspection
Your property manager will conduct a move-out inspection within 24-48 hours after your lease ends. You don't need to be present. You can request a copy of the inspection report once it's completed.
Schedule Utility Transfers
Transfer utilities out of your name for your move-out date. Don't cancel early!
Cancel Auto-Pay
Turn off automatic payments through your resident portal.
Update Forwarding Address
Set up mail forwarding and provide your new address for deposit return.
Cleaning Expectations
The property should be returned in the same condition as move-in, minus normal wear.
We strongly encourage you to hire a professional cleaner for your move-out clean to avoid deposit charges. Your property manager can refer you to a reputable cleaner for convenience.
Kitchen
- Clean inside all appliances (oven, fridge, microwave, dishwasher)
- Wipe down counters and cabinets
- Clean sink and disposal
- Degrease stovetop and range hood
Bathrooms
- Clean and disinfect toilet, tub, shower
- Wipe down vanity and mirrors
- Remove soap scum and mildew
- Clean exhaust fan cover
Throughout
- Professional carpet cleaning is required—leave the receipt at the property or email it to your property manager
- Mop hard floors
- Dust ceiling fans and light fixtures
- Clean all windows inside
- Wipe down baseboards and doors
- Remove all nails and patch holes
Exterior
- Mow lawn and trim edges
- Remove weeds from beds
- Clean patio/deck area
- Remove all personal items
Final Steps Before Vacating
Complete these items before you leave the property.
Remove All Belongings
Take everything with you. Items left behind may result in disposal charges.
Return All Keys
Return house keys to the lockbox. Place garage remotes, gate cards, mailbox keys, and key fobs on the kitchen counter.
Final Walkthrough
Contact your property manager if you'd like to be notified once the inspection has been completed. The inspection report can be shared with you upon request.
Confirm Forwarding Address
Please confirm that we have your correct forwarding address and/or banking information (for ACH deposit return) through your online portal. For roommate situations where the deposit is being split, all roommates must provide their forwarding address and/or banking information.
Security Deposit Return
Per South Carolina law, your security deposit (less any deductions for damages or unpaid rent) will be returned within 30 days of move-out. An itemized statement will be provided if any deductions are made.
