What IS an Emergency

Call us immediately for these issues:

  • Fire or smoke - Call 911 first, then us
  • Major flooding - Burst pipes, water heater failure, severe leak
  • Gas leak - Leave immediately, call gas company, then us
  • No heat in winter - When temps are below 50°F
  • No A/C in extreme heat - When temps exceed 95°F
  • Sewage backup - Toilets overflowing, sewage smell
  • Security issues - Broken locks, doors, or windows that won't secure
  • Electrical hazard - Sparking outlets, burning smell, exposed wiring

What is NOT an Emergency

Submit a regular maintenance request for:

  • Dripping faucets
  • Running toilet (if not overflowing)
  • Appliance issues (unless safety hazard)
  • HVAC not working perfectly (but still functioning and during extreme temps providing a 20-25 degree difference from exterior temps)
  • Light bulbs, smoke detector batteries
  • Pest control (unless severe infestation)
  • Cosmetic issues

What to Do in an Emergency

Ensure Safety First

If there's immediate danger, evacuate and call 911. Your safety comes first.

Mitigate Damage

If safe to do so, turn off water at the main shutoff or shut off the electrical breaker.

Call Us Immediately

Allow Hannah to help you report this matter promptly and rest assured we'll be notified and in touch promptly to let you know that we're getting you the help you need.

Document the Issue

Take photos or video if safely possible. This helps with repairs and any insurance claims.

Know Your Shutoffs

Familiarize yourself with these locations before an emergency happens.

Main Water Shutoff

Usually located near the water heater, in the garage, or outside near the meter. Turn clockwise to close.

Gas Shutoff

Located near the gas meter outside. Use a wrench to turn the valve 1/4 turn perpendicular to the pipe.

Electrical Panel

Usually in the garage, utility room, or basement. Flip the main breaker to cut all power.
