Our most popular option is full-service management at 10% of monthly rent ($150 minimum), which includes rent collection, maintenance coordination, inspections, and 24/7 emergency support. Tenant placement, lease renewals, and a few administrative fees are billed separately and listed below. You only pay the monthly management fee when rent is collected.

Additional Fees:
- 12% for pre-1978 homes due to EPA Required Lead-Based Paint Protocols on all work orders.
- Vendor Processing Fee: $25 per invoiced maintenance work order (waived on turnover and make-ready work).
Executive Rental
Fully-Furnished, All-Inclusive Properties
12% of monthly rent $175 MinimumIncludes all Full Service Options, PLUS:

- Hands-on Management of Utility and Internet Issues

Other Fees
- Lease renewal: 25% of one month's rent
- Vendor processing: $25 per invoiced maintenance work order (not charged on turnover or make-ready work)
- Annual tax / 1099: $25 per year, charged in January for year-end prep and delivery through your owner portal

What is the Onboarding Fee?
The $400 onboarding fee covers initial property setup, owner portal configuration, property documentation, and getting your property ready for the market.
What's included in the monthly management fee?
Our 10% monthly fee covers rent collection, maintenance coordination, inspections, financial reporting, owner portal access, and 24/7 emergency response. It does not include tenant placement, lease renewals (25% of one month's rent), or the administrative fees listed above.
Are there other fees?

What is Executive Rental service?
Executive Rental is our premium service for fully-furnished, all-inclusive properties. We handle everything including utility coordination and are priced to attract longer lease terms in desirable Charleston locations.
What if my property is vacant?
You only pay the management fee when rent is collected. If your property is vacant, you don't pay the monthly management fee.
