Everything begins with the application process and your credit and background checks. We recommend applying while you are searching for a place so that when your ideal living accommodations become available we can secure them for you immediately.
Yes, you’ll be paying two full month’s rent up front. Your deposit will be applied to the last month’s rent upon completion of a successful move-out checklist, which we will conduct just prior to that month.
You must be at least 18 years of age to submit an application with our company. Anyone younger or not meeting our 650 or higher credit score requirement will need a cosigner to apply for them.

Anyone below the age of 18 or anyone not meeting our minimum 650 credit score requirement. In the event that the tenant is accepted, the cosigner will then be added to the lease and becomes financially responsible for any tenant-caused issues to the property.

For your convenience, you will pay rent online via your tenant portal. You can even set-up your account to auto-pay each month so you don’t need to think or worry about it.
Pet allowances are determined by each individual homeowner and must be approved and added to the lease accordingly. Please contact us via your client portal to make an inquiry.
30 Days written notice must be given for any move-outs. If the remaining tenant(s) are planning to stay and assume the lease without adding new roommates, no changes need to be made to the existing lease (all parties are still responsible for the property). If new tenants will be added to the lease they will need to submit an application via our website and be subject to a credit and background check. Once approved, an amendment to the lease will be created, executed and delivered to the remaining tenants. Any matters regarding interim repayment of security deposits must be dealt with between the tenants. Momentum Rents retains its deposit throughout the duration of the original lease.
We will be checking in with you to determine your plans; however, feel free to send us a note via client portal message so we have a written record of your intentions.
We take all maintenance requests, especially safety issues, very serious. Please make all requests for repairs through the message feature on your client portal. This goes into our system and gets assigned to a team member who will be in touch with you promptly. If it is an emergency, call our main phone line. If necessary, leave a message and someone will get back to you promptly. The property manager will handle payment of all repairs or maintenance issues, unless of course the issue is determined to have been caused by the tenant, in which case you would be responsible for payment and will be billed accordingly.
